Soffit & Fascia Installation and Replacement

Soffit and fascia rarely get attention until something goes wrong, but they play a critical role in protecting your roofline from moisture, pests, and structural damage. At Silver Siding, we install and replace soffit and fascia for homeowners across Greater Vancouver, using moisture-safe materials suited to the region's wet, coastal climate.

Whether you’re finishing a new build, integrating soffit and fascia with existing siding, or replacing sections that have started to rot, warp, or pull away from the roofline, our team approaches the work with the same attention to detail as a full exterior siding project.

  • Moisture and ventilation-focused installation, built for BC’s climate
  • Compatible with vinyl, aluminum, cedar, fiber cement, and panel siding systems

What Soffit and Fascia Do for Your Home

Soffits are the panels that enclose the underside of your roof’s overhang, while fascia is the vertical board that runs along the roofline and typically holds your gutters. Together, they close off the gap between your roof and exterior walls.

Beyond appearance, soffit plays a direct role in attic ventilation — allowing warm, moist air to escape rather than collect and cause mold, wood rot, or ice damming in colder months. Fascia, meanwhile, takes the brunt of water runoff from the roof and supports the weight of full gutters, especially during heavy rain.

When either component is damaged, undersized, or installed without enough attention to airflow, the consequences are rarely just cosmetic. Gaps in soffit panels give pests and rodents a way into the attic. Soft or warped fascia pulls gutters away from the roofline, which sends water somewhere it shouldn’t go. In Vancouver’s wet climate, these issues tend to surface faster than homeowners expect.

Soffit Installation and Replacement Services

We install and replace soffit using materials suited to your home’s siding, budget, and ventilation needs:

  • Vented soffits — for active attic airflow, typically required where ventilation is part of the existing roof design
  • Solid soffits — for a clean, finished look where additional venting isn’t needed
  • Aluminum soffits — corrosion-resistant and low-maintenance, a common choice for the Pacific Northwest climate
  • Vinyl soffits — budget-friendly and paired easily with vinyl siding
  • Fiber cement soffits — including Allura and James Hardie material options, for homes already using fiber cement siding
  • Cedar and wood soffits — for a natural look, with the maintenance trade-offs that come with wood in a wet climate

Replacement is just as common a request as new installation. Soffit panels that have cracked, sagged, or separated from the fascia are usually a sign of moisture getting behind the material rather than a problem on the surface. We remove the damaged sections, check the substrate and venting behind them, and install new soffit that’s properly sealed and fastened — rather than patching over a problem that will likely resurface.

Fascia Installation & Replacement

Fascia boards take on water, weight, and weather more directly than almost any other exterior component. Wood fascia in particular can warp, rot, or pull away from the roofline after a few wet seasons without maintenance.

Available fascia options include:

  • Aluminum fascia
  • Fiber cement fascia
  • Vinyl fascia
  • Cedar and wood fascia
  • Engineered trim boards
  • Composite fascia

For replacement work, we look beyond the visible board itself. If fascia has been letting water in for a while, the sheathing or framing behind it may need attention too — something we check before installing new material, not after. Gutters, flashing, and trim are reconnected properly so water is directed away from the wall assembly rather than back into it.

One limitation worth being upfront about: not every soft or stained fascia board needs full replacement. Where damage is limited to a section, a partial repair is sometimes the more practical option — we’ll tell you which applies once we’ve actually looked at the condition of the material.

Where Soffit and Fascia Work Is a Good Fit Around Vancouver

Soffit and fascia needs can vary depending on the age of the home and how it was originally built, but the work itself is something we take on across the areas we serve. Here’s a general picture of where it tends to come up most.

Service AreaWhy This Service May Be a Good FitCommon Project TypesLocal Considerations
VancouverMany homes across Vancouver still have original soffit and fascia that may be due for an upgrade, especially on older properties — see more about our work in this area.Soffit and fascia replacement on character and older homesMaterial choice often depends on the home’s age and existing trim profile.
North VancouverFor homeowners in North Vancouver, soffit and fascia work often comes up alongside a broader siding or gutter project. Learn more here.Fascia replacement tied to gutter upgrades; vented soffit installsWorth checking ventilation needs if the home hasn’t been updated in a while.

BurnabySoffit and fascia work in Burnaby is often paired with a larger siding or exterior renovation rather than done on its own. See more.Full soffit and fascia replacement during siding upgradesA mix of older and newer construction means requirements can vary from one property to the next.
RichmondIn Richmond, this kind of work usually comes up as part of a wider exterior update rather than a standalone request. More on this area.Vented soffit upgrades; fascia replacement as part of renovation workWorth confirming ventilation requirements as part of the initial assessment.

Soffit and Fascia Work Alone, or Part of a Larger Project?

Not every soffit or fascia job needs to wait for a full siding project, and not every siding project needs to touch the soffit and fascia. The right approach usually comes down to where the damage is and how old the rest of the exterior is.

Makes sense when The siding itself is in good shape and only the soffit, fascia, or gutter line is showing wear The siding is also due for replacement, or the home is being re-clad with a new material
Typical scope Targeted removal and replacement of affected sections, with a check of the substrate behind them Soffit and fascia coordinated with the new siding material and color from the start
Worth knowing Matching new fascia to older, weathered siding is possible but won’t always look perfectly uniform Material and color stay consistent because everything is selected together

If you’re not sure which situation applies to your home, that’s a normal question to bring to the free estimate rather than something you need to figure out beforehand.

Integration with Exterior Cladding and Moisture Protection

Soffit and fascia don’t work in isolation — they’re one part of how a home’s exterior manages moisture and airflow. We coordinate this work with the broader building envelope rather than treating it as a separate task:

  • A Tyvek air barrier is often already in place behind the wall assembly, and soffit and fascia work needs to tie into it cleanly rather than disturb the seal
  • Where a rain screen system is part of the siding, the soffit and fascia detailing has to allow for that drainage gap rather than block it
  • For homes with panel-style cladding, soffit and fascia are detailed to sit cleanly against AL13 panels or Longboard siding, depending on which system is installed
  • On homes finished in a stone or masonry look, the transition matters too. Stone veneer and brick veneer are installed differently and finished with different trim details, so we treat stone siding and brick and stone siding as two distinct integration points rather than assuming one approach fits both

Every detail above is meant to keep water moving away from the wall assembly, not trapped behind a soffit or fascia board that looks fine from the ground.

Our Soffit and Fascia Installation Process

1

Roofline and Substrate Assessment

Before removing any soffit or fascia, we check the condition of the substrate behind it — looking for moisture damage, rot, or ventilation gaps that need to be addressed before new material goes on. Skipping this step is one of the more common reasons soffit and fascia work fails early.

2

Ventilation and Moisture Planning

We confirm whether vented or solid soffit is the right call for the existing attic airflow, and make sure fascia, flashing, and gutters are positioned to direct water away from the wall assembly. In Vancouver's climate, this planning step isn't optional — it's part of doing the job properly.

3

Installation and Finishing

Soffit and fascia are cut, fitted, and secured according to the manufacturer's specifications and the material being installed — aluminum, vinyl, fiber cement, or wood. Corners, joints, and gutter connections are finished cleanly to keep water moving where it should.

Frequently Asked Questions About Soffit

Q1: Should soffit and fascia be installed before or after the siding?

It depends on the project. On a full re-siding job, soffit and fascia are usually finished as part of the same sequence so everything lines up and the colors match. On a standalone soffit or fascia job where the siding is staying as-is, we work around the existing siding and finish the trim to match it as closely as possible.

If the damage is limited to a small section — a cracked panel, a loose piece of fascia — a partial repair is often enough. Wider damage, especially if it's been letting moisture in for a while, usually means a full section needs to come down so we can check what's behind it. We'll tell you which situation applies once we've actually looked at it, rather than assuming the worse case by default.

Most do, but it depends on how the attic is currently ventilated. If your home already has another source of attic airflow, solid soffit may be enough. We check this as part of the initial assessment rather than installing vented soffit by default everywhere.

In most cases, yes. We can remove and replace soffit and fascia along the roofline without taking down the siding underneath it, as long as the siding itself is in good condition where it meets the trim.

Aluminum and fiber cement tend to hold up well against BC's rain without much maintenance. Wood has a more traditional look but needs more upkeep in a wet climate. Vinyl is a budget-friendly option that works well when it's paired with vinyl siding. We can go over the trade-offs based on your home and budget during the estimate.
