OUR WORK IN RICHMOND

Metal Panel Soffit on a New Richmond Townhome Complex

On this new multi-unit townhome development, we clad the overhang above the underground parking entrance in charcoal metal panels — the soffit underneath and the band across its face. It's a small part of the building, but it's the part every resident drives under, twice a day.

Charcoal Metal Panels Over a Townhome Parkade Entrance

The panels wrap the slab edge above the parkade ramp, setting a dark band between the lap-sided townhomes above and the concrete entrance below. From the driveway, the underside is the part people see most, so the panel joints run in straight, even lines, with trim closing off the edges where the panels meet the concrete.

“They offer a multitude of design capabilities as well as a sustainable barrier to weather.”

WHERE WALLS ACTUALLY LEAK

Mixing Materials in Richmond? The Joints Matter More Than the Boards

Most Richmond homes now mix two or three claddings — fibre cement with a metal or wood-look accent, stone at the base. That's good design, but every place one material meets another, or a window cuts through the wall, is a place water can get in. On flat, open ground, rain often arrives sideways and finds those joints first. When Canada's national housing agency surveyed failed walls on wood-frame homes in the Lower Mainland, the pattern was clear:

“The vast majority of the problems (90%) are related to interface details between wall components or at penetrations.”

Richmond rule worth knowing: cladding-only vs. envelope repair

The City of Richmond's Building Envelope Repair bulletin says no permit is needed when the work doesn't involve structural components — cladding-only replacement, for example. Once repairs reach the structure, a building permit is required, with plans signed and sealed by Registered Professionals. That's why what turns up behind old siding can change the paperwork, and why we check before work starts.

BEFORE YOU START

Three Things Richmond Owners Should Check First

Most surprises on Richmond projects come from the address, the exposure and the contractor's answers — and all three can be checked before you sign.

01

Is Your Home in the Steveston Village Heritage Area?

Steveston Village is a Heritage Conservation Area. For protected heritage properties, the City requires a Heritage Alteration Permit for exterior alterations; other properties in the area generally go through a Development Permit, and new work is expected to respond to the materials, colours and textures of the buildings around it. Check your address before you settle on a profile or colour.

City of Richmond: Guide to Development in Steveston Village →

02

Flat, Open Ground Means Rain Arrives Sideways

Richmond sits on the flat islands of the Fraser River delta, close to sea level, with little to break the wind coming off the Strait of Georgia. Rain driven at an angle gets pushed into laps, joints and window edges, so on Richmond jobs a drained rain screen is the baseline, not an upgrade. Close to the water, we also use corrosion-resistant fasteners and flashing detailed for wind-driven rain.

03

Questions to Ask Any Richmond Contractor

  • How will the joints between two materials be flashed?
  • Is a drained rain screen included, or extra?
  • Is my address in the Steveston heritage area — and who checks?
  • If you find rot behind the siding, will it need a permit, and how is it priced?
  • What does the warranty cover, and for how long?

A contractor who answers all five clearly is worth a second meeting — whoever it is.

FAQ

Richmond Siding Questions, Answered

Do I need a permit to replace siding in Richmond?

Often not. The City of Richmond's Building Envelope Repair bulletin says cladding-only replacement doesn't need a building permit as long as no structural components are involved. If the old siding comes off and the sheathing or framing needs repair, a permit is required and Registered Professionals get involved. Homes in the Steveston Village heritage area can also need a Heritage Alteration Permit or Development Permit. We check this at the estimate and handle the permit paperwork when one is needed.

My home is in Steveston. Can I choose any siding?

If it's inside the Steveston Village Heritage Conservation Area, exterior changes go through the City first — a Heritage Alteration Permit for protected heritage properties, and generally a Development Permit for the others — and new work is expected to fit the materials and textures around it. Outside the conservation area, the same rules apply as anywhere else in Richmond. Either way, traditional lap or shingle profiles in fibre cement or cedar are usually the easiest fit.

Do you repair cedar siding in Richmond?

Yes. We repair cedar as well as vinyl, fibre cement and metal siding. On older Richmond homes, most of the boards are often fine and the trouble is a few failed pieces, or water getting in at a window or trim — so we find where the water is coming from before deciding between a repair and a re-side. More on our siding repair work.

Can I mix fibre cement with metal or wood-look panels?

Yes — most new Richmond homes do. The key is planning where each material starts and stops: changes work best at a corner, a floor line or a window band, with flashing at every transition. We map those joints at the estimate so the finished wall looks designed, not patched.

Do you install metal panels on townhome and commercial buildings?

Yes. We take on new multi-unit residential projects — like the townhome parkade entrance shown above — as well as commercial buildings. On multi-unit builds, we install to the envelope consultant's details.

Is a rain screen really needed on a Richmond house?

We install every system over a drained rain screen. On Richmond's flat, open ground, rain is often wind-driven and pushed into joints and laps; the drainage gap gives that water a way down and out instead of into the wall. If your current siding is nailed straight to the sheathing, a re-side is the time to add one.

Which parts of Richmond do you cover?

All of it — Steveston, Seafair, Broadmoor, Blundell, Thompson, Terra Nova, Riverdale, Westwind, City Centre, West Cambie, Hamilton and East Richmond, plus the business areas around Bridgeport and Crestwood. Our office is in West Vancouver.

How long is your warranty?

At least 5 years, depending on the material you choose. Ask us at the estimate which term applies to your system.

How quickly will you get back to me?

Calls and WhatsApp messages usually get a reply within 1 business day, and online form requests within 1–3 business days. Site visits are booked as soon as our schedule allows.
